New Life Into a 1980s Del Webb Classic | Landscape Design

Buying a flipped home often comes with a distinct set of challenges. You might walk through the front door and fall in love with the freshly renovated interior, only to look out the window and see a yard that was completely ignored. The contrast between a modern, updated living space and a tired, overgrown exterior can make a property feel disjointed.

Our team at Arizona Rainfall recently encountered this exact scenario in Sun City. A client had purchased a 45-year-old classic 1980s Del Webb house. The previous owners had done a fantastic job updating the interior of the home. Unfortunately, the outside told a completely different story. Both the backyard and the front courtyard suffered from a severely outdated and poorly maintained landscape design.

The homeowners knew exactly who to call to fix the exterior. Four years ago, we worked with these same clients on a beautiful landscaping project for a home they owned in Corte Bella. That positive experience left them with a strong desire to partner with us again. They reached out to our designer, Tim Brown, to see how we could elevate the look and flow of this seasonal Sun City home without breaking the bank.

Landscape Design on a Modest Budget

Landscaping a property from front to back requires careful planning, especially when working within a specific financial framework. The clients had a modest budget for this project. They wanted a complete transformation that would match the quality of their new interior, but they needed to be smart about where the money went.

Tim Brown took on the challenge of maximizing their investment. The goal was to create functional, beautiful outdoor living spaces that honored the classic Del Webb architecture while bringing the amenities up to modern standards. By prioritizing high-impact features and practical materials, the team developed a design that delivered incredible value.

Key Landscape Design Features

The new design completely reimagined how the homeowners would use their outdoor space. While they did not want a swimming pool, they still wanted a resort-like feel where they could relax and entertain guests. Here is a look at the specific elements that brought this 45-year-old property back to life.

Landscape Design Includes Entertainer’s Outdoor Kitchen

A seasonal home in Arizona is meant for enjoying the beautiful weather. To facilitate outdoor dining and entertaining, we installed a custom outdoor kitchen. This addition gives the homeowners a dedicated space to prepare meals and host gatherings without constantly running back inside the house. It serves as a natural gathering point in the backyard, making the space feel like a true extension of the interior living area.

A Custom Hot Tub Retreat

Since a full-sized pool was off the table, the clients opted for a hot tub to enjoy the cool desert evenings. To make this feature feel integrated into the landscape rather than looking like an afterthought, the team lowered the hot tub into the ground. We then surrounded it with a custom stucco seat wall. This design choice provides convenient seating for guests, makes getting in and out of the water easier, and grounds the spa within the overall backyard layout.

A River Stone Feature

To add visual interest and texture to the yard, we incorporated a beautiful dry river feature. Using 4-inch to 6-inch river stones, we created a winding path that mimics the natural flow of water through the desert landscape. This element requires zero water to maintain, making it an eco-friendly choice that adds a rugged, natural beauty to the property.

Upgraded Patios and Fresh Turf

The existing patio spaces were functional but lacked aesthetic appeal. We updated the patio areas by applying a high-quality cool deck application. This material keeps the ground comfortable to walk on even during the warmer months and provides a clean, modern finish that ties the different outdoor zones together.

To contrast the hardscaping and river stones, we brought in fresh artificial turf. The turf provides a rich, deep green color that instantly breathes life into the yard. It gives the homeowners the lush look of a manicured lawn without the heavy water usage and constant maintenance required by natural grass.

Taking a property from a mismatched flip to a cohesive, beautifully designed home is always a rewarding process. We are thrilled that our clients trusted us again to bring their vision to reality.
